Granting Easier Financial Access to Quality Rural Land

Rural Land Share is the NSW property title granting easier financial access to quality rural land. HMFarm is designated RU1, the highest agricultural rating. The 63ha property is allowed 17 dwelling sites. Currently there are nine (9) including the eight (8) sites for sale.

As a shareholder, you have a delegated dwelling site that allows a 3-bed home and two satellite dwellings to which only you have access. Your dwelling site and agricultural lot will be recognised on the HMFarm constitution, thus only you access to them.

As a shareholder you receive several income streams.
 1. Should you and owners the 9 lots decide to sell all or some of the remaining lots, 1/9th of the nett income from the total sales goes to you, approximately $200,000. Those potential sites are about 1km north of your home site.
2. Several acres of market gardens are in progress and will eventually cover about 4 acres. The market gardener, who is also a shareholder, pays rent to the shareholders for use of that land. That also applies to the cattle and chicken farmers and any farmer needing access to large commercial areas. Such rent can be applied to property maintenance.
 3. Private income opportunities include: a) A commercial kitchen, adding value to farm produce. b) Farming on a commercial scale c) HMFarm owns heavy machinery including a Sany 7T excavator to terrace slopes and build dams for specific aquaculture ventures. 

There appears to be wide interest in genuinely sustainable agriculture. Eco-tourism is currently being explored but won’t be acted on until the nine( 9) foundational lot owners have met and discussed such opportunities.

The sustainable farming strategy moves animals move through paddocks that experience a short intensive grazing period then rested for long periods. Poultry follow the herbivores, scratch and spread herbivore manure looking for herbivore worms and spreading their own manure. Paddock is improved for next time round.

This pattern mirrors the behaviour of natural wildlife herds, carbon sequestered (50% more than cattle produce), nutrients and water cycled, soil improved with each circuit, creating healthier outcomes for the soil and all that it grows. It also reflects the approach taken by farming families before monoculture arrived, ushering in toxic chemicals and depleted soils. The technique, we now call Holistic Management, is common to organic, soil regenerative techniques and essential to sustainable farming: nothing brought in to improve soils. The system does that.

No pesticides or herbicides, the job for poultry and goats. Biodiversity zones are important to maintain the health of native flora and fauna. HMFarm has nine(9)biodiversity zones fencing out farm animals and people. Preserving increasing the property’s biodiversity increases its biological and financial health.
